Adaptive Reuse Project for the College of Design


K. Norman Berry Associates (KNBA) with Jeanne Gang + Studio Gang Architects, Ltd. led the design team in the transformation of this century-old tobacco warehouse into a vibrant and interactive learning space for design students.

The design builds on the warehouse’s existing qualities, including open floor plates and a repetitive structural grid, to maximize interaction among people and disciplines, and expand opportunities for making and experimentation.

The idea of “polyculture” has become the nexus tying together the college’s multiple programs.


The design focuses on specific and deliberate insertions within the building, making significant efforts to maintain the original character and detail of the warehouse aesthetic. Limited modifications to the upper-level floor plate create double-height spaces, especially at the new main entry and the multipurpose space just north of the entry lobby. A new central stair occupies the double-height space in the lobby and is a prominent design element. 

Classrooms, design studios, faculty and administrative offices, a new library, and a fabrication shop have been constructed. New skylights are planned in the roof to strategically bring daylight into the building at key areas. New egress stairs and a new elevator was constructed, connecting all three levels.  

The envelope of the existing building was upgraded with new windows, tuck-pointing, and a new roof system. A new canopy has been added outside the fabrication shop to cover an outdoor workspace. This canopy is also designed to reduce solar heat gain on the southern façade. The building is heated and cooled by a geothermal well field system.
